SERVICES
Commercial electrical, built around the construction schedule
Six areas of electrical work for tenant improvements and build-outs — each planned so procurement and inspections stay off the critical path.
Power distribution & panel upgrades
Panelboards, sub-panels, feeders, and distribution equipment sized to the real connected and demand load — not a guess carried over from the last tenant. We reconcile the existing service against the new scope and lay out distribution that leaves room for the loads you’ll add later.
Schedule note: switchgear and panels are the longest lead items in the scope. We release them off preliminary single-line drawings so the equipment arrives before you need it, not after.
Lighting design & LED retrofits
Lighting layout, fixture selection, and controls that meet the current adopted energy code — occupancy sensing, daylight-zone dimming, and automatic shutoff — documented for plan check. Where existing fixtures are sound we price retrofit kits against full replacement so you see both options.
Value note: the lighting package is usually the fastest payback in the electrical scope, and we file the utility rebates as part of the work.
Tenant build-out wiring & circuiting
Branch circuiting for the whole fit-out — general and dedicated receptacles, workstation power, appliance and equipment circuits, floor boxes, and tenant panels. Coordinated with the furniture and equipment plans so every circuit lands where it is actually used.
Schedule note: rough-in is what drywall, ceilings and finishes all wait on. We staff it to pass inspection the first time and keep the trades behind us moving.
Low-voltage, data & structured cabling
Structured cabling, cable tray and conduit pathways, telecom-room build-out, and rough-in for AV, access control, and security — coordinated with your IT and vendor teams so their install drops in cleanly. Certified and labeled to standard.
Coordination note: low-voltage shares the ceiling plenum with lighting, fire alarm, HVAC and sprinkler. We sequence it early to avoid conflicts above the grid.
Service upgrades & metering
Service-entrance upgrades, new or relocated meters, house and tenant sub-metering, and the utility coordination that goes with them. When a load calculation shows the existing service is short, we manage the utility application and the switchover.
Schedule note: utility timelines are the least flexible part of any project. If an upgrade is likely, the application goes in immediately, in parallel with design.
Permits, inspections & code compliance
Permit-ready electrical drawings, energy-code (Title 24 / IECC) compliance documentation, load calculations, and a managed inspection schedule from underground through final. We keep the inspector’s correction list at zero wherever possible and tie the electrical final to your certificate of occupancy.
Why it matters: a missed inspection window can cost days in a busy jurisdiction. We book each inspection the moment the preceding work is provably complete.
What every estimate includes
A line-item scope
Distribution, branch work, lighting, low-voltage and gear broken out separately, with allowances marked.
A capacity answer
Whether the existing service covers the scope, needs panel work, or needs a utility-coordinated upgrade.
A long-lead list
Every switchboard, panel and transformer with its lead time and the date it must be ordered.
