Tenant improvement electrical across Los Angeles

Los Angeles is a region of many cities. The City of Los Angeles surrounds and borders Santa Monica, Beverly Hills, Culver City, Burbank, Glendale and dozens of others, each with its own building department. The first question on any job is which one has jurisdiction.

California’s energy code, Title 24 Part 6, sets demanding requirements for lighting power, controls and documentation. Lighting alterations commonly require compliance forms and acceptance testing by a certified technician, which has to be planned into the schedule.

Much of the building stock is older, and second-generation build-outs often uncover aging panels and wiring. We assess what can stay before pricing so the scope is realistic.

LOCAL PLANNING

What we plan around in LA

The local factors that decide whether a build-out here opens on the date it was promised.
01

Confirm the city and utility

Jurisdiction and utility both change across city lines in Los Angeles. We confirm both before pricing.
02

Build Title 24 in from the start

Lighting and controls are designed to Title 24 with the compliance forms prepared for plan check, not added after comments come back.
03

Schedule acceptance testing

Lighting control acceptance tests are scheduled before the final inspection so documentation is ready when the inspector arrives.
04

Assess older panels honestly

Older buildings often have panels near the end of their life. We tell you plainly whether reuse makes sense.
PERMITS AND CODE

Permits, code and utilities in Los Angeles

California adopts the National Electrical Code as the California Electrical Code, and each city enforces it through its own building department. In the City of Los Angeles that is the Department of Building and Safety; neighboring cities run their own offices.

Within the City of Los Angeles, power is supplied by the Los Angeles Department of Water and Power, while much of the surrounding region is served by Southern California Edison. Service changes follow the process of whichever utility serves the address.

Title 24 Part 6 governs lighting and controls. Compliance documentation is part of the permit, and acceptance testing of lighting controls is commonly required before final. We plan that testing so it does not hold up occupancy.

Inside the City of Los Angeles it is usually LADWP. Much of the surrounding area is served by Southern California Edison. We confirm this at the start.

Sometimes, but altering enough of it can trigger Title 24 control requirements for the whole area. We check before pricing.
