LOCAL MARKET

Tenant improvement electrical across the Bay Area

The Bay Area’s commercial market spans San Francisco high-rises, East Bay industrial and flex space, Peninsula office campuses and one of the country’s largest life-science clusters in South San Francisco and beyond.

Life-science tenants bring bench power, equipment feeds, standby power and exhaust controls that make lab electrical far more demanding than office work.

California’s Title 24 energy code applies throughout, with lighting control requirements and acceptance testing. Each city also runs its own building department, and San Francisco maintains its own local amendments.

Dedicated circuits for every piece of cooking and refrigeration equipment, hood and fire-suppression interlocks, walk-in power, and a service sized for the full cook line.

Retail and in-line space

A new suite panel off the house meter bank, storefront and display lighting, signage circuits on time clocks, and point-of-sale power laid out to the fixture plan.

Medical and dental clinics

Exam and operatory power, imaging equipment feeds coordinated with the vendor, patient-care grounding, and emergency or life-safety circuits where the occupancy calls for them.

Industrial, flex and warehouse office

High-bay lighting, 480V equipment feeds and disconnects, dock and charging-station power, and the office core built out inside the warehouse shell.

LOCAL PLANNING

What we plan around in the Bay Area

The local factors that decide whether a build-out here opens on the date it was promised.
01

Confirm the city and utility

Both change from city to city. We confirm them before pricing.
02

Design to Title 24

Lighting and controls are designed and documented to Title 24 for plan check.
03

Coordinate lab requirements

Lab tenants’ equipment and standby needs are confirmed with vendors before the design is final.
04

Schedule acceptance testing

Lighting control acceptance tests are scheduled ahead of the final inspection.
PERMITS AND CODE

Permits, code and utilities in the Bay Area

California adopts the National Electrical Code as the California Electrical Code, and each city or county enforces it. San Francisco’s Department of Building Inspection applies the city’s own amendments; Oakland, San Jose and the Peninsula cities each run their own departments.

PG&E serves most of the Bay Area, though some cities, such as Palo Alto and Santa Clara, have municipal utilities. Service changes follow the process of the utility that serves the address.

Title 24 Part 6 governs lighting and controls, including compliance documentation and acceptance testing. We plan both into the schedule.
