DALLAS-FORT WORTH, TX

Commercial electrical tenant improvement contractor in Dallas-Fort Worth

DFW runs on second-generation space and a long list of separate permit offices. We price the electrical against what is actually in the suite, and we file in the city the suite is actually in.

Tenant improvement electrical across the Metroplex

Dallas-Fort Worth has absorbed corporate relocations for years, and the result is a huge stock of second-generation office, retail and restaurant space changing hands. Most tenant improvement work here is not a bare shell — it is somebody else’s build-out being adapted for a new tenant.

That makes the existing-conditions walk the most valuable hour on the job. A panel with no spare spaces, a suite fed from a distant electrical room, lighting that will not meet current energy code once it is altered: all of it is cheaper to find before the estimate is signed.

The second Metroplex reality is jurisdictional. Dallas, Fort Worth, Plano, Frisco, Irving, Arlington and the rest each run their own permitting and inspection scheduling. A schedule that works in one city does not automatically work in the next one over.

WHAT WE BUILD OUT

Build-out work we take on in DFW

The tenant improvement work we most often carry across DFW.

Office and corporate suites

Receptacle and workstation power, lighting and occupancy controls, AV and conference-room circuits, and the IT closet power and grounding a new floor plan needs.

Retail and in-line space

A new suite panel off the house meter bank, storefront and display lighting, signage circuits on time clocks, and point-of-sale power laid out to the fixture plan.

Restaurants and food service

Dedicated circuits for every piece of cooking and refrigeration equipment, hood and fire-suppression interlocks, walk-in power, and a service sized for the full cook line.

Medical and dental clinics

Exam and operatory power, imaging equipment feeds coordinated with the vendor, patient-care grounding, and emergency or life-safety circuits where the occupancy calls for them.

Industrial, flex and warehouse office

High-bay lighting, 480V equipment feeds and disconnects, dock and charging-station power, and the office core built out inside the warehouse shell.

Fitness, studio and salon

Cardio and equipment floor power, dimmable studio lighting, dedicated circuits for dryers and water heaters, and GFCI protection wherever water and people meet.

LOCAL PLANNING

What we plan around in DFW

The local factors that decide whether a build-out here opens on the date it was promised.
01

Confirm the jurisdiction first

Addresses near city lines are easy to get wrong, and filing in the wrong office costs a full review cycle. We verify jurisdiction before anything is submitted.
02

Check capacity before the lease is final

Metroplex tenants often move into space built for a lighter user. A load calculation early tells you whether the suite needs a service change before you commit.
03

Book inspections against local lead times

Inspection availability varies widely between Metroplex cities and moves with construction volume. We schedule against the current lead time in that office.
04

Plan for summer heat and load

North Texas summers stress rooftop equipment and the circuits feeding it. We size mechanical feeds and disconnects with the full cooling load in mind.
PERMITS AND CODE

Permits, code and utilities in DFW

Electrical permits in the Metroplex are issued by each city, and each one adopts the National Electrical Code with its own local amendments and on its own schedule. The base code is familiar everywhere; the amendments, submittal format and inspection booking are not.

Much of the Metroplex is served for power delivery by Oncor, while tenants buy electricity from a retail provider of their choice. When a build-out needs more capacity, the service request runs through the delivery utility, and that timeline has to be tracked alongside the permit.

Texas has a statewide commercial energy code, and cities enforce it along with their own amendments. On lighting alterations we confirm the control requirements in the specific city before pricing, because they decide how much of the existing lighting can stay.

COMMON QUESTIONS

DFW electrical questions

What tenants, brokers and general contractors ask us about building out in Dallas-Fort Worth.

Dallas and Fort Worth, plus surrounding cities including Plano, Frisco, Irving, Arlington, Richardson, Addison, Garland and Grand Prairie. The work is the same; permitting and inspections are handled city by city.

The base code is the National Electrical Code everywhere, but each city adopts its own edition and amendments. We check the current adoption for the specific city before pricing.

The delivery utility handles service capacity, regardless of which retail electricity provider you buy from. We prepare and track the service request as part of the project.

As early as you have a layout worth submitting. Review times move with construction volume, and the permit is the one part of the schedule you cannot speed up by adding crews.

Yes. Much of our Metroplex work is as the electrical subcontractor under a general contractor, with a written scope letter, submittals on schedule and closeout documents before the final pay application.
